In France, the demand for the vineyard is increasing day by day and with that, the cost of the areas where the vineyard is grown is also getting more and more expensive with each passing day. The average cost of Appellation land (AOP) vineyard areas is 143, 900 Euros per hectare and its cost has been increasing by 2.3% per year. However, it is seen that the vineyard areas that have not got AOP status are relatively cheaper and the cost per hectare is 69,300 Euros. However, the cost of the vineyard may vary from region to region and so in this article, we have come with the cost of the wine estate transaction region by region so that it becomes easier to purchase the vineyard areas.
Cost of vineyard region by region
The following are some region-wise cost of vineyard areas:
- Alsace: This is one of the most important regions for growing vineyard and the average cost of this area if 120,000 Euro. Bordeaux: The average cost of the white or red appellation in Bordeaux is about 15,000 Euro per hectare. But if you want to purchase the land near Castillon and Côte de Francs it will cost around 20,000 Euro per hectare. For Côte Bourg, the price almost raised to 22,000 Euro and for Fronsac it is 30,000 Euro per hectare.
- Sauternes and Graves: The cost of land in Graves especially where the vineyard is produced is about 27,000 Euro but if you go to Sauternes then it will be raised to 35, 000 Euro to 450,000 Euro.
- Haut-Médoc: In Haut-Médoc the appellation will cost you about 80,000 Euro. However, it is surprising to find that the cost of village appellations is much higher and it is almost about 1.2 million for Saint-Julien, and for Margaux, the cost is about 2 million since on these plots vineyard are grown hugely.
- Beaujolais: The cost of land on Beaujolais is 12,000 Euro per hectare whereas the cost of appellations in Beaujolais Villages is about 60,000 Euro for the crus. Again for the area like Morgon, Fleurie and Moulin à Vent, the cost can be raised to about 80,000 Euro, 100,000 Euro, and 120,000 Euro respectively.
- Grand cru: If you want to purchase the best plots near Grand cru it will cost you around 4.8 million Euro on average to 11 million Euro.
- Languedoc: On average the cost of land in Languedoc is about 14,000 Euro per hectare but it may go up to 25,000 Euro for the plot which is near the terraces of Larzac. It can also be about 45,000 Euro if you want to purchase the plot in the prime location of Pic-Saint-Loup. The reason for such a huge cost is because these areas cover a vast area of appellations and many vintners want to acquire the appellation of these plots for selling their wines.
- Provence: The cost of the appellation in the Côte de Provence is about 350000 Euro, but it may go up to about 150,000 Euro for Casis and Bandol. However, the cost of land per hectare is 250,000 Euro.
- Roussillon: The cost of plot in Côtes du Roussillon or Côtes du Roussillon Village’s appellations is around 9000 Euro. However, the cost of the prime plots in Banyuls and Collioure are getting sold at 32,000 Euro.
- South-west region: The average cost of the plot on the area where vineyards are produced especially at Madiran and Pacherenc du Vic-Bill is 16000 Euro. You can also get the plot at 12,000 Euro at Cahors areas where vineyards are produced.
LOIRE Region
- Muscadet: The price of these areas is very less as compared to other region and its cost starts from 7000 Euro per hectare and this makes it one of the least pricey AOCs of France.
- Anjou: The cost of the plot near Saumur appellation is 18000 Euro and this price may go up to 65,000 Euro in the Saumur-Champigny appellation.
- Touraine: In Chinon, the cost of a plot is 22,000 Euro per hectare whereas the cost of the plot in Saint-Nicolas de Bourgueil may rise from 40,000 Euro to 50,000 Euro.
- Centre: In Valençay, you will be able to buy a hectare of the vineyard at only 8000 Euro although the part of the land Loire is very costly in terms of land prices. You will also get the land in 136,000 Euro to 150,000 Euro in Sancerre. Apart from that, you will get the plot in Pouilly Fumé in between 120,000 Euro to 170,000 Euro.
RHONE VALLEY
- The North: The present rate for vineyards in Crozes-Hermitage is 130,000 Euro, in Saint-Joseph is 110,000 Euro and in Cornas is 450,000 Euro. However, the price of the plot in Côte-Rôtie leaps up to more than 1.1 million.
- The South: When it comes to the wines it is observed that the southern part of the Rhône valley is the best as compared to the other areas and as such the cost the plot in Côtes du Rhône or Ventoux is 17,000 Euro per hectare. Apart from that, the cost of Rasteau and Beaumes de Venise red is 80,000 Euro. At Vacqueyras, the price of the plot ranges Between 70,000 Euro and 120,000 Euro for Vacqueyras, between 140,000 Euro and 220,000 Euro for Gigondas and 370,000 Euro for Châteauneuf-du-Pape.
